Annotasiya

Mazkur maqolada koʻchmas mulkni baholash metodologiyasini hayotiy sikl yondashuvi asosida takomillashtirish masalalari kompleks tahlil qilinadi. Tadqiqotda koʻchmas mulkning yer uchastkasi bosqichidan boshlab rejalashtirish, qurilish, foydalanish va yakunda tasarrufdan chiqarishgacha boʻlgan hayotiy sikl fazalarida baholash yondashuvlarining maqbulligi oʻrganilgan. Xalqaro baholash standartlariga tayangan holda bozor, daromad, xarajat va qoldiq usullarining turli bosqichlarda qoʻllanish xususiyatlari empirik maʼlumotlar asosida tahlil qilingan. Tadqiqot natijalari hayotiy siklning muhim burilish nuqtalari – zonalashtirish va qurilish ruxsatnomalarini olish, rivojlanish jarayonining yakunlanishi, obyektni foydalanishga topshirish hamda undan voz kechish holatlari baholash metodologiyasini tanlashda hal qiluvchi ahamiyatga ega ekanligini koʻrsatadi. Olingan xulosalar koʻchmas mulkni ommaviy baholash amaliyotini takomillashtirish, baholash natijalarining ishonchliligini oshirish va qiymatdagi keskin oʻzgarishlarni asosli tushuntirish uchun metodologik asos boʻlib xizmat qiladi.
